Under the residential segment, it is involved in projects namely Belvedere Court, Mahindra Gardens, GE Gardens, Mahindra Eminente, Mahindra Royale, The Woods, Mahindra Chloris Sylvan County and Mahindra Splendour.

Till date, MLDL has completed residential projects of 3 million sq ft and another 2.97 million sq ft are under various stages of development. The company has received ISO 9001:2000 certification for its quality management. Under commercial segment, it has been part of projects such as HDFC Bank in Chennai, GE Plaza in Pune, GE Centre in Delhi, GE Plaza in Bangalore, Mahindra Towers in Delhi, The Regency in Gurgaon, GE Galleria, GE Chambers in New Mumbai and many more.

Besides residential and commercial segments, the company is also engaged in the business of establishing, acquiring, developing and maintaining Industrial Parks, Technology Parks, Software Parks, Special Economic Zones (SEZs), Export Processing Zone, Integrated Townships, Industrial Areas and Industrial Estates.

Mahindra Lifespace Developers has promoted India’s first operational Special Economic Zone (SEZ) and country's first integrated Business City in a public-private partnership model -- Mahindra World City, New Chennai.

The company has launched Mahindra World City in Jaipur. It is also building SEZs in Thane near Mumbai and Karla near Pune. In order to expand its operational portfolio, it has forayed in the overseas market through SEZ route in Sri Lanka.

The company operates subsidiaries namely Mahindra World City Developers (MWCDL), Mahindra Integrated Township, Mahindra World City (Jaipur), Mahindra World City (Maharashtra), Mahindra Infrastructure Developers, Mahindra Technology Park and Mahindra Residential Developers.

In 2007-08, the company formalised its joint venture terms with Maharashtra Industrial Development Corporation (MIDC), a Government of Maharashtra undertaking. The land acquisition for this SEZ has not yet started.
